Pre Completion Property Inspection

A Pre-Completion Snagging Inspection (PCI) is an evaluation of your new-build property performed before the legal completion. Our experienced and qualified snagging inspectors meticulously inspect your property to identify and document defects or incomplete work that might be present.

Interior
  • Fixtures and fittings
    Inspectors check the quality and installation of items like kitchen units, bathroom sanitaryware, and built-in wardrobes. They look for damage, scratches, and alignment issues.

  • Finishes
    Walls, ceilings, and woodwork are checked for substandard paintwork, plastering, and general finish quality.

  • Doors and windows
    They ensure all windows and doors open, close, and lock properly and check for any scratches on the glazing or poor sealing around the frame.

  • Flooring
    The inspector assesses floors for unevenness and defects in the finish, such as chips in tiles or poorly laid carpets.

  • Plumbing and electricals
    They test lights, sockets, taps, showers, and appliances to confirm they are correctly installed and functioning.

  • Heating and insulation
    Checks are made on the heating system, and the inspector will look in the loft to ensure insulation is fitted correctly. 
     

Exterior
  • Walls and roof
    A ground-level visual check is performed on the brickwork, rendering, roof tiles, and gutters to spot any broken, damaged, or poorly installed items.

  • Garden, driveway, and garage
    The condition and finish of external areas like driveways and pathways are checked, along with the roof and brickwork of any garages.

  • Health and safety
    The inspector will also note any general tidiness issues or safety concerns around the site.

Detailed Snagging Report

A Detailed Snagging Survey is a more thorough check inside and out, using specialist equipment. Each report is performed using advanced diagnostic tools and specialised professionals for comprehensive analysis. After our survey, we provide a detailed report outlining our findings and actionable recommendations, essential for resolving builder disputes, and contractual issues.

A comprehensive snagging survey covers both the interior and exterior of the property, as well as garages, driveways, and gardens. Items checked can include: 

  • Structural elements
    Inspecting brickwork for alignment, checking for damaged or loose roof tiles, and looking for issues with walls, ceilings, and floors.

  • Finishes and fittings
    Assessing the quality of paintwork and plastering, checking that doors and windows operate smoothly and are properly sealed, and ensuring skirting boards are fitted correctly.

  • Plumbing and utilities
    Testing heating systems, taps, showers, and electrical sockets, and looking for signs of leaks or faulty connections. Some surveys may use thermal imaging to detect heat loss or dampness.

  • Insulation
    Checking for insufficient insulation in the loft and wall cavities.
